We have been building homes happily for 25 years.

Typically, it takes six to eight months to build the house after the permit. This will vary, of course, depending on the weather and any changes made that affect the completion date. That said, we at Prodigy Homes take pride in our efficient scheduling.

At Prodigy Homes, Inc. we use a unique online build system, called Buildertrend. This system allows constant communication between the builder, buyer, and subs so there are fewer misunderstandings. You are able to view daily progress photos, message the builder, and approve change orders and selections—all with just a few clicks in your personalized account.

Our transparency, communication, and organization skills are unmatched. We provide labeled progress photos, a color-coded outlook on the schedule, a messaging center, and much more, which is incredibly unique in our industry.

For safety and liability reasons, you must schedule an appointment with an authorized representative to visit the construction site. We prefer that you make an appointment for on-site visits. We post daily progress photos online, so you can follow the construction without needing to be on-site.

The final walkthrough, or Buyer Orientation, allows both you and the builder to examine every room before closing. We also have YouTube videos explaining the process.

Yes. Our Project Manager and Superintendent closely inspect every home to ensure it meets our high-quality standards.

The short answer is no, you do not have to carry your own construction financing. However, it will depend on the situation, the amount to be financed, and most importantly what the best option is for you, the buyer.

Yes. We work with trusted preferred lenders who have experience guiding our buyers through pre-qualification and closing.

Payment is required at Change Order approval, but you may choose to finance these changes into your loan. Discuss this with your loan officer and real estate agent to ensure smooth closing. We will provide a price change addendum to update the sales price of your home.

Absolutely! Every Prodigy home comes with a 2-10 Home Buyer's Warranty, which is this country's leading new-home warranty program. The 2-10 HBW ensures that your new home is protected inside and out. 2-10 Home Buyer’s Warranty only authorizes builders for membership who have exceeded stringent screening process for construction standards and customer satisfaction.

Cracks in drywall are normal settling cracks. It is best to let these continue to crack until the house is settled. We will repair these settling issues, one time only, near the end of the first year of coverage. Please reference the 2-10 warranty manual (section 7.2).

Minor cracks in concrete floor slabs are normal due to shrinking, but they do not affect the integrity of the concrete. Cracks exceeding 3/16" in width will be repaired during the first year of coverage. Please reference the 2-10 warranty manual (section 2.1).

We will refasten any loose subfloor or take other corrective action to reduce squeaking to the extent possible within reasonable repair capability without removing floor and ceiling finishes, but a totally squeak-proof floor cannot be guaranteed. If Prodigy Homes has provided final grading and landscaping, we will fill and correct settled areas, one time only, during the first year of coverage. Please reference the 2-10 warranty manual (section 1.1).
